The most important part of any flat roof assessment is what is under the membrane, not the membrane itself. A flat roof that is leaking actively has almost certainly been admitting water for longer than the visible interior evidence suggests — water tracks horizontally through deck boards and insulation before it finds a ceiling penetration point. By the time ceiling damp appears, the deck boards above may have been absorbing moisture for months or years.
We strip to bare deck on every flat roof replacement project. This is not optional — it is the only way to assess whether the deck structure can accept a new membrane and what condition the existing insulation is in. In order of frequency: isolated rotten boarding at the drainage outlet zone (the lowest point, where water has been concentrating longest); rotten fascia board at the flat roof edge where the membrane upstand terminates; structurally sound but saturated insulation that must be replaced to prevent ongoing moisture entry into the new membrane; and in the worst cases, rot extending to the structural joists beneath the deck boards. We photograph the deck inspection before and after any replacement work and include the photographs in the project documentation.
The membrane is the weather barrier. The drainage fall is what keeps the membrane dry. A correctly specified EPDM membrane on a flat roof with inadequate drainage fall will pond water, accumulate ice in Highland winters, and experience membrane stress that reduces its service life regardless of how good the installation quality was. Conversely, a correctly specified drainage fall — 1:40 where the structure allows, 1:80 as an absolute minimum — will perform reliably with any quality flat roof membrane system.
When we survey a flat roof with multiple previous patches, the drainage fall is the first thing we assess. In approximately 40% of cases, we find drainage falls below the 1:80 minimum — either because the original construction was inadequate, or because deck deflection under load over the years has created low points that are no longer at the specified fall. No membrane replacement, however good, resolves a drainage fall problem. We address the fall as part of any flat roof replacement specification, raising low points with tapered insulation or structural adjustment where necessary, and we confirm the installed fall with a spirit level before membrane application.
