Why Moss Is Worse in Inverness Than Further South

Inverness receives over 700mm of annual rainfall. More importantly, the city sits far enough north that in winter — from November to February — north-facing roof pitches receive virtually no direct sunlight for extended periods. Moss and lichen require damp surfaces and low UV exposure to colonise. North-facing Inverness roof pitches provide both, for months at a time.

Highland damp compounds the problem. Properties near rivers, reservoirs and tidal estuaries see extended roof surface moisture even when it isn't raining, as humidity from the water body keeps surfaces damp overnight. Crown area properties, riverside Ness Bank properties and any home near the Beauly or Cromarty Firths see particularly aggressive moss growth.

Why Pressure Washing Is the Wrong Answer

High-pressure washing removes the visible moss growth — but it also removes the protective surface layer from concrete tiles and can dislodge or crack older natural slates. On concrete tile, the textured granule surface that sheds water efficiently is partially stripped away, leaving a rougher surface that actually colonises faster in the next season. On Caithness slate, the pressure can work into grain-line cracks and accelerate delamination.

We never use high-pressure washing on roofing. The visible result looks good initially, but the underlying condition is often worse.

What Biocide Treatment Actually Does

Professional biocide treatment kills moss, lichen and algae at the root — not just the visible surface growth. Applied correctly to a damp roof surface, a quality biocide penetrates the moss mat and kills the biological material down to the attachment point. Over the following 4–8 weeks, the dead growth weathers away naturally in rainfall.

The application itself is low-pressure and does not damage the roof surface. Results are less immediate than pressure washing but more durable — the root system is gone rather than just the above-surface growth.

Zinc Ridge Strip — The Long-Term Solution

The most effective long-term moss management is a zinc ridge strip installed along the full length of the roof ridge. Zinc slowly dissolves in rainwater, creating a biocidal wash that runs down both pitches with every rain shower. This low-level continuous biocide inhibits moss regrowth for 10–15 years — far longer than any periodic treatment.

How Often Should You Treat Moss in Inverness?

With a zinc ridge strip in place, most Inverness properties require retreatment every 6–8 years. Without a ridge strip, the interval is typically 3–5 years. Moss, Lichen and Algae — Understanding the Difference

What most Inverness homeowners call moss is often a combination of three different biological growth types, each requiring slightly different treatment approaches.

Moss — the green, cushion-like growth that accumulates most heavily in roof valleys and on north-facing pitches. Moss holds moisture against the roof surface and, in Highland frost, provides a wet substrate that accelerates freeze-thaw damage. It is the most common and most damaging of the three growth types in Inverness.

Lichen — the crusty, often grey or orange growth that attaches directly to the tile or slate surface. Lichen is more resistant to biocide treatment than moss and requires a longer kill time. Properties near the Beauly Firth, the River Ness and other water bodies tend to develop heavier lichen growth. Lichen does not lift from the surface as readily as moss after treatment — it may need 8–12 weeks to weather off rather than 4–6.

Black algae — the dark streaking that appears on tiles and slates, running in streaks down the roof surface from valley to eave. Black algae is typically a moisture indicator — it grows where water tracks irregularly down the roof surface, often indicating an underlying drainage or tile alignment problem. Biocide treatment kills the algae, but if the drainage issue is not addressed it will return.

The Right Time of Year for Moss Treatment in Inverness

Biocide treatment works most effectively when applied to damp growth during mild conditions. In Inverness, the optimal treatment window is April to June — after the worst of the winter frost has passed but before summer drying reduces moss moisture content. Autumn application (September to October) is the second best window.

Treatment during active frost is not effective — frozen moss does not absorb biocide. Treatment during very dry summer conditions is less effective because the moss is in a dormant state. Neither window is wrong exactly, but the April–June period gives the best penetration and kill rate in Highland conditions.

What Happens in the Weeks After Treatment

The visible change after biocide treatment is gradual, not immediate. In the first two weeks, the moss will begin to change colour — from green to brown or grey — as the biocide kills the biological material. Over the following 4–8 weeks, the dead growth weathers off progressively in Highland rainfall. By week 8–12, most of the treated surface should be clear.

If the moss has grown through the tile joints or into cracks in the tile surface, some residue may remain after the main growth has cleared. A secondary treatment 8–10 weeks after the initial application can address this where it occurs. We include a follow-up visit in our treatment process where the initial growth is particularly thick.

After the growth has cleared, the roof surface may look slightly different in texture — the tile granule surface that was hidden under moss is now exposed. This is normal and expected. On concrete tile, the granule surface may show some differential colouring between treated and previously untreated sections, which weathers to an even finish over one or two seasons.

Properties That Benefit Most From Treatment in Inverness

Based on the properties we treat annually, the highest benefit cases in Inverness are: Victorian and Edwardian natural slate roofs in Crown and Ness Bank where moss accumulation accelerates slate delamination; properties near the River Ness corridor where riparian moisture keeps roof surfaces damp; post-war concrete tile properties in Dalneigh and Merkinch near the Beauly Firth where moss growth is accelerated by firth humidity; and any property with significant birch or Scots pine overhead where needle drop and bark debris provides a moss-colonisation substrate.
