The Highland freeze-thaw cycle is one of the most aggressive in the UK for mortar joint deterioration. Water absorbed into even sound mortar expands by approximately 9% when it freezes. Over 20–30 Highland winters — each with multiple freeze-thaw events from October through to March — a mortar joint that was correctly pointed has been subjected to hundreds of stress cycles. The result is inevitable: cracking, erosion and eventually structural joint failure that allows water freely into the masonry.
For any Inverness property built before approximately 1919 — the period when Portland cement became standard — the correct repointing mortar is hydraulic lime NHL 3.5. This is not a conservation preference; it is the technically correct specification for lime-pointed masonry that has been standing for 100–150 years. Portland cement has three properties that make it wrong for historic masonry: it is too rigid (cracks under the slight movement that lime accommodates elastically), too impermeable (traps moisture that lime mortar would allow to evaporate), and it bonds more strongly than the surrounding stone (causing spalling of the stone face when frost stresses the joint).
We rake out the failed mortar to a minimum depth of 20mm using hand tools — not grinding discs, which damage the arrises of the surrounding masonry and are not appropriate for historic stonework. We clean the exposed joint, dampen the masonry to prevent rapid moisture absorption from the new mortar, and pack the joint in layers, allowing each to stiffen before adding the next. We finish flush or slightly recessed — never proud of the masonry face, which would create a water-trapping shelf. Written method statements are provided for any work on listed buildings or conservation area properties where the planning authority requires documentation.

Call 01463 262835For pre-1919 Inverness properties with lime-pointed masonry, we use hydraulic lime NHL 3.5 throughout — chimneys, parapets, stone walling at roof junctions. The specific NHL 3.5 grade provides the optimal balance of compressive strength and flexibility for Highland conditions: strong enough to resist wind loading and rain penetration, flexible enough to accommodate the slight thermal movement of old masonry without cracking, and permeable enough to allow moisture to pass through and evaporate rather than concentrating behind the joint.
For post-1919 Inverness properties built with Portland cement masonry, we use a cement-lime blend: typically 1:1:6 cement:lime:sand for general repointing, or 1:2:9 for softer Victorian brick. The lime component provides flexibility and vapour permeability even in a cement-based mix. We do not use pure Portland cement on any repointing work — the rigidity and impermeability of pure Portland cement causes premature joint failure in Highland thermal cycling regardless of the masonry type it is applied to.
Mortar repointing cannot be carried out in temperatures below 3°C — the curing process requires sustained warmth to develop adequate early strength. In Inverness, this restricts external repointing work to the April–October window in most years. November through March carries significant frost risk that can damage freshly pointed work before it develops adequate strength, causing the new mortar to fail within one or two winters — exactly the outcome the repointing was intended to prevent. We plan our repointing programme around the Highland frost calendar and do not accept late autumn repointing bookings where the forecast suggests the work cannot be completed and protected before the first frost event.

Signs from ground level: white staining on the chimney face (efflorescence), visible gaps in the mortar line, dark staining below specific joints indicating active water tracking, or interior damp patches at the chimney breast after heavy rain. Any of these indicate mortar failure that needs attention before the next Highland winter.
Hydraulic lime (NHL 3.5) is flexible, vapour-permeable and compatible with pre-1919 lime-pointed masonry. Portland cement is rigid, impermeable and traps moisture behind the joint on historic stonework, causing frost spalling. We always use lime mortar on Inverness Victorian and Edwardian properties.
Quality repointing in the correct mortar mix lasts 25–40 years in Highland conditions. Poor specification — cement on lime-pointed masonry, incorrect mix ratio, pointing in freezing temperatures — can fail within 5–10 years. We specify and mix correctly for each property type.

Not during active frost — mortar cannot be placed in temperatures below 3°C without frost protection. We carry out the majority of repointing work from April to October. Emergency repairs to prevent water ingress can be carried out year-round with appropriate frost protection measures, though we prefer to schedule planned repointing work outside the Highland frost window.
Repoint when: mortar joints have cracked or eroded but the surrounding masonry is structurally sound. Rebuild when: water ingress has caused spalling of the masonry itself, the stack has moved out of alignment, or the top courses are structurally unsafe. We assess which applies at survey and will tell you honestly.
The process is similar but the specification is different. Ridge mortar is in constant movement from thermal cycling and must be flexible enough to accommodate it — we use a slightly softer mix for ridge bedding than for chimney pointing. Dry ridge systems eliminate the need for mortar altogether and are worth considering on properties with a history of recurring ridge mortar failure.
