Spring Check — After the Frost Season

April or May, after the last frost of the year, is the best time for a thorough roof check. This is when frost damage from the previous winter is fully revealed.

October, before the Atlantic storm season properly begins, is the second essential check. You want to go into winter with gutters clear and any visible vulnerabilities addressed.

After Any Significant Storm

Following any named storm or significant overnight event, do a quick ground-level check:

If you see any of these, call a roofer before the next significant rainfall. A missing tile isn't an emergency in itself, but an open tile gap in a Highland rainstorm is.

How Often Should You Have a Professional Survey?

For post-war Inverness properties with concrete tile roofs: every 10 years until the roof is 40 years old, then every 5–7 years. For Victorian and Edwardian natural slate properties: every 7–10 years regardless of age. For any property over 50 years old: every 5 years.

Highland properties need more structured maintenance than equivalent properties further south because the annual frost, moisture and storm cycle is more aggressive. Here is a practical maintenance calendar based on what we observe failing across Inverness properties each year:

September: Pre-winter survey — the most valuable maintenance action you can take. Address any ridge mortar weakness, lead flashing concerns or flat roof drainage issues before the frost season begins. September is also the optimal time to book any moss treatment that has been deferred.

October–November: Gutter clearing — the primary maintenance action for most Inverness properties. Birch, sycamore and rowan on typical Highland residential streets shed most of their leaf volume in October. Blocked gutters entering winter cause ice dams and wall saturation. Clear gutters before the first frost.

December–February: Storm monitoring — check for ground-level evidence of damage (tiles, ridge pieces, guttering sections) after any named storm or significant overnight event. If you find anything, call a roofer before the next weather front arrives.

March: Second gutter clear — Highland winters deposit moss, lichen debris, pine needles and organic matter in gutters. A March clear before the spring wet season prevents spring blockages.

April–June: Optimal moss treatment window if treatment is due. Also the best time for a professional roof inspection — any frost damage from the winter is now fully visible and can be assessed and quoted.

July–August: Velux and skylight check — summer is when roof access is most straightforward and safe. Check Velux flashing condition, any flat roof upstand flashings, and ridge mortar from the loft side if accessible.

When to Inspect the Loft

The loft is one of the most useful diagnostic tools for a Highland roof. Many roof failures show their first signs in the loft long before any interior ceiling damage occurs. We recommend a loft inspection in March after the frost season and again in October before the next one. What to look for:

Maintenance That Prevents the Most Expensive Failures

Based on the repair jobs we carry out across Inverness, these are the maintenance actions that prevent the highest-cost subsequent failures:

Ridge repointing every 20–25 years prevents ridge tile displacement during storms. An unseated ridge tile in a Highland storm costs £200–£400 to fix if addressed before the next weather front. The same ridge tile, once blown off and taking adjacent tiles with it, costs £600–£1,200. Preventive repointing costs £300–£600 for the full ridge run.

Velux flashing inspection every 10 years prevents deck damage. A Velux flashing replacement at first sign of failure: £200–£450. The same flashing left for 5 years of slow leak: £450–£900 including batten repair.
