How to Check Your Roof Safely

Most roofing problems are visible before they cause serious damage - if you know what to look for. This guide covers what an Inverness homeowner can reasonably check from ground level, what signs indicate a professional inspection is needed, and what never to do when inspecting a roof.

The Ground-Level Inspection - What You Can Check Safely

The vast majority of roof assessment that matters can be done from the ground with binoculars. Getting on a roof without training, correct equipment and experience is genuinely dangerous and unnecessary for a homeowner assessment. Here is what to check from ground level:

Tiles and Slates

Walk slowly around the full perimeter of the property, looking up at each roof slope. You are looking for: missing tiles or slates (obvious gaps in the pattern); displaced tiles that have slipped out of alignment; cracked tiles (visible as a dark line across the tile face); and curling or lifted slates on older properties. On a typical Inverness property, a few displaced tiles is a minor repair. More than 10–15% of tiles showing movement or damage on a single slope suggests a systemic issue - nail sickness on older concrete tile properties, or deteriorating mortar bed on clay tile roofs.

Ridge and Hips

The ridge - the line along the highest point of the roof - is often the first area to show mortar failure. Look for missing or sunken ridge tiles (the mortar bed underneath has failed), tilted or displaced ridge tiles, and any open gaps along the ridge line. Hips - the angled junctions on hipped roofs - are subject to the same mortar failure. In Inverness, ridge mortar checks are most important in spring after the frost season has passed.

Chimney

Check all four faces of the chimney stack. Look for: pointing that is recessed, cracked or missing (mortar erosion); leaning or tilting of the stack; loose or missing chimney pots; lead flashing at the base of the stack that is lifted, cracked or missing. Lead flashing failure is the most common cause of chimney-area leaks in Inverness properties. A correctly flashed chimney should show lead dressed tightly against the brickwork with no visible gaps.

Gutters and Valleys

Check gutters for visible sagging, overflow staining on the fascia below, and debris accumulation. Valleys - the internal angles where two roof slopes meet - are best checked from ground level after heavy rain. Water tracking down the inside of a wall below a valley is a valley failure. What Never To Do

Do not attempt to walk on your roof. Falls from domestic roofs are a leading cause of serious DIY injury in the UK. Even on a low-pitch roof, wet tiles are extremely slippery and roof surfaces are not designed to support a standing person without proper equipment. If you need closer access to inspect or repair, call a professional roofer.
